Take advantage of quicker approval processes

10 questions you should ask when engaging in a building designer

The NSW Government is improving the planning process for home owners, so you can obtain approval for your new home faster and save up to $15,000.

Do you need approval?

Homeowners can carry out some minor building works to their home without planning or construction approval under exempt development. This removes red tape for low impact work, such as:

  • patios, balconies, cabanas and cubby houses
  • garden sheds, fences, privacy screens and some decks
  • carports, driveways, pathways and paving.

Do you qualify for a fast track approval?

Other routine work can be fast tracked under complying development, such as:

  • a new one or two storey house
  • home renovations
  • a granny flat
  • building demolition

So what does this mean for you?

Projects that meet the standards for complying development can be approved by your local council or an accredited certifier in as little as 20 days, compared with 75 days on average for a development application. If you’re building a new house, you can save up to $15,000, and if you’re renovating, up to $2,600.

You’ll need to comply with the general requirements and development standards in the State Environmental Planning Policy for exempt and complying development to be eligible.
