However, it can also be very daunting at the same time. Knowing what choices to make for you and your home can be very di\ufb03cult without the right builder. In this document, we will cover the issues that can arise if an experienced sloping site home builder is not selected. To start, we\u2019ll highlight two core components of building on a sloping site, then follow with what you need to be aware of to avoid costly issues with your build.<\/p>\n<h3><img fetchpriority=\"high\" decoding=\"async\" class=\"small alignleft\" src=\"http:\/\/www.sydneyhomeshow.com.au\/wp-content\/uploads\/2018\/08\/Screen-Shot-2018-08-28-at-1.41.44-pm.png\" alt=\"\" width=\"906\" height=\"632\" \/>WHAT IS \u201cCUT &amp; FILL\u201d<\/h3>\n<p>Put simply, cut and \ufb01ll is the process of removing all the material from one area of land, then using that material to \ufb01ll in the other section. This creates a \ufb02at plane for the concrete slab to be laid. The house is then built on part of the \ufb01lled area and part on the level below the \ufb01ll. This results in a retaining wall or cli\ufb00 face right next to the house.<\/p>\n<p>To the left is an example of a single-level cut and \ufb01ll, however, cut and \ufb01ll can also have multiple levels.\u00a0<img decoding=\"async\" class=\"small alignright\" src=\"http:\/\/www.sydneyhomeshow.com.au\/wp-content\/uploads\/2018\/08\/Screen-Shot-2018-08-28-at-1.42.00-pm.png\" alt=\"\" width=\"922\" height=\"696\" \/><\/p>\n<h3>WHAT IS A \u201cSPLIT LEVEL\u201d HOME<\/h3>\n<p>Split level homes o\ufb00er the ideal solution when tackling the challenges associated with most forms of sloping home sites. It di\ufb00ers from traditional home layouts, where there are at least two distinct storeys and a full \ufb02ight of stairs in between. Split-level homes, in contrast, have shorter levels (at least two or three) and are connected by short \ufb02ights of stairs.<\/p>\n<h3>WHY A SPLIT LEVEL HOME IS AN IDEAL SOLUTION FOR BUILDING ON SLOPING LAND<\/h3>\n<p>Split level houses are unique and beautiful homes that allow you to fully utilise your land while maximising the feeling of space inside the house. The nature of this design allows for more privacy due to the ability to have living spaces on di\ufb00erent levels. For example, the family, dining and kitchen on one level, and bedrooms on the other. Aside from the availability of space, the layout is more organised, practical and adaptable to custom decoration. Split level homes can also take advantage of natural light and scenic views if you so happen to have one. Choosing the right split level home design for your particular home site can also be the answer to achieving the challenging requirements of Council in relation to cut and \ufb01ll restrictions, regulations relating to maximum driveway grades, building height regulations, and restrictions on the overall bulk and scale of new homes.<\/p>\n<p><img decoding=\"async\" src=\"http:\/\/www.sydneyhomeshow.com.au\/wp-content\/uploads\/2018\/08\/images.png\" \/><\/p>\n<h3>ISSUES THAT CAN ARISE IF AN EXPERIENCED SLOPING SITE HOME BUILDER IS NOT SELECTED<\/h3>\n<p>These problems can include:<\/p>\n<p>\u2022 Overshadowing issues from building heights<\/p>\n<p>\u2022 Major drainage issues that create ongoing maintenance problems and are costly to \ufb01x<\/p>\n<p>\u2022 More retaining walls than necessary<\/p>\n<p>\u2022 Privacy issues with neighbours due to height variation between levels not being adjusted<\/p>\n<p>\u2022 Increased sound across a property due to the \ufb02attened land<\/p>\n<p>\u2022 The negative e\ufb00ect on natural windbreaks<\/p>\n<p>\u2022 Lack of protection against \ufb02ooding during heavy rain which can also cause ongoing structural foundation<\/p>\n<h3>TYPES OF SLOPING BLOCKS<\/h3>\n<p><img decoding=\"async\" src=\"http:\/\/www.sydneyhomeshow.com.au\/wp-content\/uploads\/2018\/08\/Screen-Shot-2018-08-31-at-3.39.20-pm.png\" \/><\/p>\n<p><img decoding=\"async\" src=\"http:\/\/www.sydneyhomeshow.com.au\/wp-content\/uploads\/2018\/08\/Screen-Shot-2018-08-31-at-3.39.30-pm.png\" \/><\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Building your home from scratch is an exciting and unforgettable experience.
